Dear Residents 

National Women's Day in South Africa is a powerful day for equal rights. In South Africa, August is Women's Month - and each year August 9th is celebrated as Women's Day. Women's Day celebrates the strength and resilience of women and their contribution to society and country.

MCHA STANDARD MONTHLY LEVY AND SPECIAL LEVY

As of 01 April 2022, the MCHA standard monthly levy was increased to R1,500.00 per month per household. In addition, thereto, a special levy of R232.00 per month was introduced to build a reserve of R600,000 by December 2023. In total, the monthly payment per household is R1732,00. MCHA would like to remind residents to please give Coleman Properties permission to adjust their monthly debit order, as per the new figures, if they have not already done so.

MONTHLY FINANCIAL INFORMATION

OUSTANDING LEVIES

There are residents whose accounts are significantly in arrears:

This is problematic for the cashflow management of the estate and defeats the purpose of what we aim to do, which is to maintain the estate in the best manner possible, keep the finances at a positive whilst building the reserve towards the targeted amount. We urge you to please bring these arrears up to date to avoid legal action. Please be reminded that the legal cost associated with pursuing this route will be for your accounts (the residents in arrears as per the Rules of the Estate and MOI), and hence we want to eliminate all unnecessary costs and effort by all parties, but if we have to, then we will pursue this option. In general, the MCHA Board of Directors have a better control on both the cash in and out flows and we aim to give you a more detailed update at the upcoming AGM (exact date still to be determined).


No member shall be entitled to any of the privileges of Membership unless and until he 

shall have paid every levy, special levy and interest thereto which may be due and

payable by that member to the Association, from whatsoever cause arising. 

MCHA ANNUAL GENERAL MEETING (AGM)

The Annual General Meeting (AGM) is scheduled to take place on the 30th August 2022. The AGM packs will be sent out by Coleman Properties to all residents. Residents that are unable to attend the AGM are encouraged to complete a Proxy Form and return to Coleman Properties 24 hours before the AGM. The meeting will be held at Coleman Properties and will start promptly at 6.30pm. MCHA encourages residents to arrive earlier to register.

PROPOSED NEW MEMORANDUM OF INCORPORATION (MOI)

The Memorandum of Incorporation (MOI) is the founding document of the Meyersdal Crest Estate (and its Homeowners Association), setting the structure and governance thereof. The current document is under review and the proposed changes will be presented at the next Annual General Meeting (AGM).

SALE OF MCHA SPEED CAMERA

MCHA have postponed the sale of the camera. This topic will be added and put onto the table to be discussed at the upcoming AGM.

MCHA SPEED LIMIT REMINDER

Speeding in the estate is constantly under the spotlight and once again, we would like to appeal to all residents and visitors to adhere to the speed limit of 30km per hour and to be mindful of the children at play around the estate.

SECURITY

Domestic Access Cards - All Domestic Workers and Gardeners need an Access Card to enter the Meyersdal Crest Estate – NOT NEGOTIABLE.

Pass Out Forms - Residents to give a Pass Out Form for Domestic Workers, Gardeners and Contractors granting permission to exit with items completed by resident.

Exit Codes - MCHA would like residents to be mindful and respectful of fellow residents, visitors and deliveries and follow procedure to ensure a smooth traffic flow.

Residents are requested not to pass under the boom gates and to use the Pedestrian Gate.

MAINTENANCE OF PAVEMENTS

This serves as a reminder to all residents to attend to their pavements on a weekly basis by keeping them neat, tidy and free of weeds.
