Special Notices
- MCHA kindly requests Trailers and Caravans be kept in garages or behind their homes.
- Dustbins are not to be left on the pavement or on the side of your home in view of the road. Please place your dustbins on the pavement the day of collection.
- Foliage/trees hanging over or along the road are to be trimmed back to ensure motorists have a clear view of the municipal road. Dead leaves on palm trees are not aesthetically pleasing and therefore request residents ask their gardeners to remove them.
- Weeds and Grass – We would like to remind residents weeds growing on pavements need to be attended to on a weekly basis.
- Residents Forms – To ensure effective communication to all residents within MCHA, we would like to keep our database up to date and have all the information stored securely, thus we would like to encourage all residents who have changed their contact details to please complete the attached form and return the form to the Estate Manager at email admin@mcha.co.za
Domestic and Gardeners – In order to keep track of Domestic Workers and Gardeners that enter and leave the Estate, we kindly request notification to be sent to the Estate Manager Brenda Mitchell at
admin@mcha.co.za for your security. In the event of new Domestic/Gardener in the estate, we kindly request residents to complete the attached form to obtain a new access card. In the event of termination of employment or changes residents are to retain the access cards to avoid a R150,00 penalty. The cost of a new card for a new domestic/gardener is R50,00
MCHA has R 50 802,97 outstanding on our debtors’ line and would appreciate Residents bringing their levies up to date as levies are critical in the upkeep of our Estate.
No Resident shall be entitled to any of the privileges of Membership unless all levies have been paid, special levy and interest thereto which may be due and payable by that member to MCHA, from whatsoever cause arising.


LEVIES
What are your levies of used for?
Levies cover all costs which relate to the COMMON areas of the Estate. This includes maintenance and repairs for existing facilities, including parks gardens and the structural property of common areas such as walls and the Guard House. The funds collected are also used to cover administrative costs as follows:
- Management
- Bank Charges and Stationery
- Municipal Costs including Water, Electricity, Refuse Collection and Sewerage
- Insurance for the Guard House (and contents therein)
- Security (paid in advance)

SALE OF HOMES
Should residents wish to place their homes for sale in the Newsletter please email the Estate Manager with the information as we often get enquiries from previous residents that are looking to buy for their families.
SOLD HOMES
Residents are kindly requested to notify the Estate Manager when their home are sold to update the information with the new resident’s information and provide them with a Welcome Pack
MAINTENANCE OF ESTATE HOMES
Maintenance of Homes – Maintaining homes in an Estate can help to increase the resale value of the property. This can be done by staying on top of routine maintenance and fixing minor problems as they arise, and not awaiting a pile up.
In addition to maintaining individual homes, it is also important to maintain the overall standard of the Estate. As we have already stated above; maintaining these standards can help to attract new residents and can also help to maintain property values over time.
Approval from the Board of Directors through the MCHA Estate Manager, Brenda Mitchell.
Submit the following information:
- Paint Colours (earth colours are approved for MCHA)
- Digging for a borehole
- Completion Dates and/or Project Timelines
- REFURBISHMENT PROJECTS MAXIMUM 6 MONTHS
