Water is an essential natural resource. However, experts have estimated that the world will run out of fresh water entirely by 2040, giving us just under 16 years of fresh water unless we make drastic and immediate changes to how we use and preserve our water. Human activity is largely behind this rapid depletion, with the mismanagement of ground water being a top contributor. While ground water is crucial for farming, providing 43% of water used for irrigation, advancements in drilling technologies have enabled unsustainable extraction practices. Overconsumption and growing demand due to overpopulation are also major contributing factors to the growing scarcity of water resources. Climate change is also playing a role. Between 2000 and 2022 the number and duration of droughts have increased by 29% globally. As a result, more than 2.3 billion people faced water scarcity in 2022.


MCHA kindly requests residents to refrain from hosing their driveways down with Municipal water during this time, only Borehole water to be used.

❖ Contractor 1 – Coenbuild Builders – R1,788,341.63

❖ Contractor 2 – 4M Construction – R1,654,662.78

❖ Contractor 3 – Zander Projects - R3,8881,767.17

❖ Directors Proposed Contractor 1 at R1.788m


37 (proxies) plus 25 in person voted in favour of Coenbuild Builders for the upliftment of the guard house. 


SECURITY

  • Additional Security Guard will be placed at the Entrance when construction begins at the Guard House.
  • Residents want a Security Action Plan of the Contractors Gate for entering and exiting during construction at Guard House.



REMOTES

  • All remotes are to be deactivated and reactivated for Security reasons.
  • Each household will be contacted with the process going forward. 


MONTHLY LEVIES 

Levies are R1520,00 and are due by the 1st of every month. 

We will only hand outstanding accounts over 90 days and are in arrears for collection if all correspondence and requests have been ignored and not taken seriously.

Accounts over 90 days have been handed over for collection.

A Summons will be issued thereafter if the letter of demand has been ignored. 

MCHA has R73 3349,27 outstanding on its debtors’ line and would appreciate Residents to bring their levies up to date as levies are critical in the upkeep of our Estate.



In terms of Clause 2.15 of the MOI, “No Resident shall be entitled to any of the privileges of Membership unless all levies have

been paid, and interest thereto which may be due and payable by that member to MCHA, from whatsoever cause arising.”
All legal costs will be for the defaulting owner’s account.

WHAT ARE LEVIES USED FOR?


The levy does form part of your portion of the property rates, so you will need to pay this individually. Your levy covers the costs of BANK CHARGES, WATER, WASTE, SECURITY, CLEANING, REPAIRS AND MAINTENANCE OF THE COMMON AREAS AND BUILDING INSURANCE COVERAGE for the Estate.

Maintenance of Homes – We encourage Residents to maintain their homes by staying on top of routine maintenance and fixing minor problems as they arise and not wait until they pile up. This will help to increase the resale value of your property and the value of other homes in the Estate. In addition to maintaining individual homes, it is also important to maintain the overall standard of our beautiful Estate. 

Approval from the Board of Directors through the MCHA Estate Manager, Brenda Mitchell.
Submit the following information:

  1. Paint Colours (earth colours are approved for MCHA)
  2. Drilling for a borehole
  3. Completion Dates and/or Project Timelines
  4. REFURBISHMENT PROJECTS MAXIMUM 6
  5. MONTHS

Post to the approval of this MOl, the MCHA reserves the right to advise of any changes, if needed, and will request that the changes been implemented at Member's expense, in situations where pre-approval installation was not secured.

PERIMETER WALLS IN BLUE CRANE STREET MAINTENANCE

The perimeter walls of homes belonging to residents of Meyersdal Crest Housing Estate are being painted to preserve the value of your properties within the Estate.

SECURITY

MCHA would like Residents to be mindful and respectful of fellow Residents, visitors and deliveries and follow procedure to ensure a smooth traffic flow.


Residents are kindly requested to obtain an access card for their Domestic and or Gardener in order not to compromise the Security within the Estate. Should your employee not have an access card their ID document /Passport will be scanned at the entrance and the Security will telephone the resident to allow their employee into the Estate.


MCHA WHATSAPP GROUP


Residents who wish to join the MCHA WhatsApp Group are to email the Estate Manager giving their permission to add their information to the group as per the Popi Act. Joining this group is voluntary and can be helpful to you the resident, and keep you updated in cases such as emergencies, water and electricity updates.
