AGM 2023 Feedback
We would like to thank those Residents who sent their proxies and attended the AGM on 20th of July 2023 to enable the meeting to have a quorum. 16 Proxies were received, 1 Virtual Call (Director) and 23 residents were in attendance.
The Treasurer confirmed that MCHA is in a good financial position and there will be no levy increase this financial year, which was a huge relief to all considering the prevailing economic challenges.
The highlight of the AGM was the following:
- Project Entrance proposed to uplift and improve the Entrance of the Estate was approved.
- The Project Outside proposed to uplift and improve the area Outside the Estate was approved.
- The majority voted the current Directors are to remain on board for the next financial year as they would like continuity.

MOI

MOI – The amended proposal was presented of the MOI at the Annual General Meeting for consideration and approval. Residents were not in agreement with some points on the proposed MOI and the MOI was not approved. A new revision of the draft has been sent to all the Residents for consideration and comment.
There was a challenge in that most of the Residents were working from an older version, and not what was submitted for consideration. It was then resolved that the matter will be resubmitted for consideration at a Special General Meeting to be convened at a later date.
Special Meeting to be held via Teams.
MCHA Security have brought to our attention that domestic workers are not able to give a code to the delivery person as the Resident who receives the code is not at Home or is at work. To avoid congestion at the gate we would appreciate if Residents could send their Exit code via SMS to the Guard House number 076 878 4836 to ensure a smooth traffic flow.

MCHA has R 37 3710,59 outstanding on our debtors’ line and would appreciate Residents bringing their levies up to date as levies are critical in the upkeep of our Estate.
No Resident shall be entitled to any of the privileges of Membership unless all levies have been paid, special levy and interest thereto which may be due and payable by that member to MCHA, from whatsoever cause arising.

SPEED LIMIT

SPEED LIMIT IN THE ESTATE
All residents and visitors to adhere to the speed limit of 30km per hour in the Estate.
Speed reduces the amount of available time needed to avoid a crash/to stop the vehicle.
Speed reduces the ability of the driver to steer safely around curves or objects on the road.
PAVEMENTS/SIDEWALKS AND PAVED AREAS

Add plants, mow the lawn, maintain the sidewalks, paved areas and clear your storm drains. These actions will contribute to the neighbourhood’s cleanliness and beautify your Home.
MAINTENANCE:
Alterations: Approval from the Board of Directors through the Estate Manager, Brenda Mitchell.
Paint Colours: Approval from the Board of Directors BEFORE painting of home. Earthy colours only – WHITE is not an earthy colour.
Borehole: Approval from the Board of Directors.
Solar Panels: Approval from the Board of Directors.
SECURITY Residents are urged to report any incidents immediately to the Guard House or Estate Manager. The Guard House number is 076 878 4836. The Guards have a panic button and Protective Force Security will send out their patrol vehicle to assist with any potential challenge. Do not wait until the following day to report any security incidents. Please capture this number in your mobile phone/s in case of emergencies.
