Dear Residents 

The winter break is upon us and as South Africans, we are privileged to be surrounded by some of the best safari camps, game reserves and wildlife this world has to offer. The best time to enjoy this splendour is during the dry season, which is from May to October each year. These cooler months bring an average temperature of 16°C and the dry weather conditions, shorter grass and fewer watering holes mean better visibility for wildlife viewing.


If all else fails and you are unable to enjoy the winter break from school, employment or business, our beautiful and tranquil estate lies adjacent to the Meyersdal Eco Estate, which is the home to a variety of endangered flora and fauna. One gets a spectacular view from our parkland, which also provides a serene environment for family walks, quiet reading time or perhaps some playtime with the little ones. 


The Meyersdal and Alberton area boasts of many recreational amenities for its citizens to enjoy. We asked TripAdvisor to list some of the attractions to indulge in this winter break, the Rietvlei Zoo Farm is listed as number one and it is less than 6km from the Meyersdal Crest Estate. Rietvlei Zoo Farm is a beautiful farm that is located in the South of Johannesburg and offers a wide range of recreation, education, sport and family outdoor activities (www.rietvleilifestylecentre.co.za).

MCHA STANDARD MONTHLY LEVY AND SPECIAL LEVY

As of 01 April 2022, the MCHA standard monthly levy was increased to R1,500.00 per month per household. In addition, thereto, a special levy of R232.00 per month was introduced to build a reserve of R600,000 by December 2023. In total, the monthly payment per household is R1732,00. MCHA would like to remind residents to please give Coleman Properties permission to adjust their monthly debit order, as per the new figures, if they have not already done so.

MONTHLY FINANCIAL INFORMATION

OUSTANDING LEVIES

There are residents whose accounts are significantly in arrears:


1 resident x R5,400.00

1 resident x R4,500.00

1 resident x R3,500.00


This is problematic for the cashflow management of the estate and defeats the purpose of what we aim to do, which is to maintain the estate in the best manner possible, keep the finances at a positive whilst building the reserve towards the targeted amount. We urge you to please bring these arrears up to date to avoid legal action. Please be reminded that the legal cost associated with pursuing this route will be for your accounts (the residents in arrears as per the Rules of the Estate and MOI), and hence we want to eliminate any and all unnecessary costs and effort by all parties, but if we have to, then we will pursue this option. In general, the MCHA Board of Directors have a better control on both the cash in and out flows and we aim to give you a more detailed update at the upcoming AGM (exact date still to be determined).

MCHA ANNUAL GENERAL MEETING (AGM)

Coleman Properties have sent the MCHA Financials for the 2021/2022 Financial Year to the Auditors. The next Annual General Meeting (AGM) is scheduled to take place in July 2022 and the details thereof will be communicated to residents in due course. Residents that are unable to attend the AGM are encouraged to sign a proxy and communicate with the Estate Manager accordingly.

PROPOSED NEW MEMORANDUM OF INCORPORATION (MOI)

The Memorandum of Incorporation (MOI) is the founding document of the Meyersdal Crest Estate (and its Homeowners Association), setting the structure and governance thereof. The current document is under review and the proposed changes will be presented at the next Annual General Meeting (AGM).

SALE OF MCHA SPEED CAMERA

MCHA is in the process of implementing cost saving initiatives, that will assist the estate to build the reserve of R600,000.00 by 2023 and be in good financial standing. Hence, the increase in levies as well as the introduction of a special levy. 


One of the cost-saving initiatives that was identified post the Special AGM is the removal and resale of the speed camera on Francolin Street. This is due to the fact that it has been installed on a municipal road and does not grant MCHA the permission to fine motorists non-adhering to the estate speed limit of 30km/h. Thus, defeats the purpose of retaining it for fining purposes. Furthermore, the maintenance cost projections for the system due to its camera and control are quite high and will counter the efforts (among others) of building a reserve for financial security in the future.

As the decision making body of the estate, the Board of Directors accepted an offer of R20,000.00 from a reseller and the funds have been paid and allocated to the MCHA investment account. Following the communique sent to residents, the Board of Directors have received a few concerns in this regard and are attending to them.

MCHA SPEED LIMIT REMINDER

Speeding in the estate is constantly under the spotlight and once again, we would like to appeal to all residents and visitors to adhere to the speed limit of 30km per hour and to be mindful of the children at play around the estate.

SECURITY

Please take note of the following important information pertaining to security within the estate:


  1. All Domestic Workers and Gardeners need an Access Card to enter the Meyersdal Crest Estate – NOT NEGOTIABLE.
  2. Please find attached an Access Form to be completed by the resident, in order to activate the Domestic Worker or Gardeners’ Access Card. Please email the completed copy to the Estate Manager, Ms Brenda Mitchell via admin@mcha.co.za or drop off a copy at the Guard House alongside 2 x Clear Copies of the Domestic Worker or Gardeners’ Identity Document.
  3. The cost of an Access Card is R50,00 each and should an Access Card be lost, a penalty fee of R150,00 for every Access Card will be charged and debited to the resident’s account.


MCHA would like residents to be mindful and respectful of fellow residents, visitors and deliveries and follow procedure to ensure a smooth traffic flow.

Please find attached a Pass Out Form for Domestic Workers, Gardeners and Contractors granting permission to exit with items, as listed on the Pass Out Form by the resident..
