Dear Residents 

Whether it is ‘May Day’, ‘May the Fourth be with You’, ‘Happy Mothers’ Day’ or even ‘Happy Birthday’, the month of May has something a little exciting in store for most of us, or a day to commemorate, at least.


According to South African history, the 100th anniversary of May Day was commemorated on 1 May 1986. The South African labour federation, Congress of South African Trade Unions (COSATU) demanded that May Day be recognised as a public holiday, as a celebration of Workers’ Rights and as a reminder of the critical role of trade unions and other labour organisations played in the fight for democracy (SA History Organisation, 2012).


In this very galaxy, Star Wars fans found a really good excuse to celebrate their obsession on 4 May, hence the pun ‘May the Fourth be with You’ – its clever, it’s catchy and well, everyone loves Star Wars. Even if you’re not a die-hard fan, it’s almost impossible not to smile, just a little bit at this play on Obi-Wan Kenobi’s memorable line in New Hope, which has become one of the most famous Star Wars quotes of all time (Readers Digest, 2022).



Sunday, 8 May 2022 was set aside to acknowledge the efforts of maternal bonds and the role of mothers in our society. Mothers’ Day is a global celebration to express respect, honour and love towards mothers. We trust that all the mothers within and beyond our estate received all the love and attention they deserve on this special day.


It is with great pleasure to present to you the MCHA Newsletter for April/May 2022:

MCHA STANDARD MONTHLY LEVY AND SPECIAL LEVY

As of 01 April 2022, the MCHA Standard Monthly Levy has been increased to R1,500.00 per month per household. In addition, thereto, a Special Levy of R232.00 per month per resident will be collected for twelve (12) months. The increase in the Standard Monthly Levy and the Special Levy will assist greatly in ensuring that the Meyersdal Crest Estate remains a well-kept, maintained and secure environment for all.

PROGRESS SINCE SPECIAL AGM: IMPLEMENTATION OF COST SAVING INITIAVES 

The mandated cost savings have been implemented: 

  1. The Estate Manager, Ms Brenda Mitchell is now a half day employee of the Meyersdal Crest Estate and the revised contractual agreement has been signed and implemented. As of 01 June 2022, the Estate Manager, Ms Brenda Mitchell will only be available from 8am to 1pm, Monday to Friday, excluding Weekends and Public Holidays.
  2. The Fibre Contract has been terminated
  3. The Security Contract has been amended and one guard has been removed 

The impact and envisaged benefits will be realised in the coming months and years. We also want to thank the majority of the residents who have aligned with the revised 2022/2023 Levy and the Special Levy, as communicated and implemented on 1 April 2022. We have also noticed that we currently have residents whose accounts are significantly in arrears:

2 residents x R4,500.00

5 residents x R3,500.00

1 residents x R2,500.00 


This is obviously problematic for the cashflow management of the estate. We urge you to please bring these arrears up to date to avoid legal action. Please be reminded that the legal cost associated with pursuing this route will be for your accounts (the residents in arrears as per the Rules of the Estate and MOI), and hence we want to eliminate any and all unnecessary costs and effort by all parties, but if we have to, then we will pursue this option. In general, the MCHA Board of Directors have a better control on both the cash in and out flows and we aim to give you a more detailed update at the upcoming AGM (exact date still to be determined). 


MCHA MONTHLY FINANCIAL SUMMARY 



MCHA ANNUAL GENERAL MEETING (AGM) 

Coleman Properties have sent the MCHA Financials for the 2021/2022 Financial Year to the Auditors. The next Annual General Meeting (AGM) is scheduled to take place in June 2022 and the details thereof will be communicated to residents in due course. 

PROPOSED NEW MEMORANDUM OF INCORPORATION (MOI)

The Memorandum of Incorporation (MOI) is the founding document of the Meyersdal Crest Estate (and its Homeowners Association), setting the structure and governance thereof. The current document is under review and the proposed changes will be presented at the next Annual General Meeting (AGM).

MCHA SPEED LIMIT REMINDER 

Speeding in the estate has come under the spotlight once again and we would like to appeal to all residents and visitors to adhere to the speed limit of 30km per hour and to be mindful of the children at play around the estate. 

SECURITY 

Please take note of the following important information pertaining to security within the estate:

  1. The Exit Button has been disabled to ensure maximum security within the estate
  2. Visitors/deliveries will not be able to exit the estate without an Exit Code (generated via the TAP system upon entry)
  3. Residents are to ensure that their visitors/deliveries receive an Exit Code in order to exit the estate. The effective use of the Exit Codes will enable an efficient flow out of the estate, reducing the backlog or traffic at the Exit Gate.
  4. Exit Code slips are handed to each visitor/delivery upon entry into the estate. Residents are to write the Exit Code on the slip for the visitor/delivery. The slip must be handed to the Security Guard to allow them to exit the Estate. 

MCHA would like residents to be mindful and respectful of fellow residents, visitors and deliveries and follow procedure to ensure a smooth traffic flow.

Attached please find a Pass Out Form for Domestics, Gardeners and Contractors giving them permission to exit with items as listed on the form by the resident.

  • To market the Meyersdal Crest Estate to potential buyers of the residential property
  • To provide important information and contact details of essential services, for efficient and effective use by residents and service providers
  • To enable the advertisement of businesses, for marketing purposes, subject to terms and conditions*

MAINTENANCE OF PAVEMENTS 

This serves as a reminder to all residents to attend to their pavements on a weekly basis by keeping them neat, tidy and free of weeds.

MUNICIPAL BY LAW: DISCHARGES FROM SWIMMING POOL WATER

MCHA would like to remind residents of the following by laws, pertaining to ‘Discharges from Swimming Pools’: 

  1. No person shall discharge or permit the discharge of water from any swimming pool directly or indirectly over any road or into a gutter, stormwater drain, watercourse, open ground or private premises other than the premises of the owner of such swimming pool.
  2. Water from swimming pools situate don a private piece of land may be discharged to a drainage installation during off peak periods.
  3. Water from fountains and reservoirs can only be discharged if arrangements have been made with Council during off peak


Our law prohibits the disposal of backwash water from swimming pools into the road or stormwater system as its chemical content is unsafe for naturally existing ecosystems. Therefore, the water originating from the backwash of a swimming pool must flow to the sewage system.
