Dear Residents 

The Easter Holiday is the ultimate season of renewal and revitalisation, an opportunity to reflect, review and recharge after an eventful first quarter of 2022. Whether you spent time with family, worshipping at church or decorating eggs for the little ones (or all of the above), we hope you took time to embrace this season with all it has to offer. 

It is probably (or not) a mere coincidence that this season falls at the start of Autumn, a season synonymous with letting go of the old and embracing the new. The act of letting go is much easier said than done. We all go through seasons in our lives where we try to hold onto memories, people and things. As wonderful as it is to reminisce the past at times, we must also learn to accept the fact that things change. Life, for all of us, is abundant in experiences, opportunities and struggles, and without each of these, we cannot grow.

So, cherish the memories, forgive the hardships, dismiss who or what is no longer serving you, and look to the future with positivity. To the best of your ability, embrace the beauty of letting go.

  LEVY INCREASE REMINDER 

As of 01 April 2022, the MCHA levy has been increased to R1,500.00 per month per household. In addition, thereto, a special levy of R232.00 per month per resident will be collected for twelve (12) months. The increase in the monthly levy and the special levy will assist greatly in ensuring that the Meyersdal Crest Estate remains a well-kept, maintained and secure environment for all. 

Following the Special Annual General Meeting (AGM), held on 17 February 2022, the MCHA Board of Directors further committed to communicating the following information on a monthly basis, as we stand:

  1. Monthly Income: R202,903.00
  2. Monthly Outflow: R155,581.00
  3. Savings Account Balance: R137, 396.00

PROPOSED NEW MEMORANDUM OF INCORPORATION (MOI)

The Memorandum of Incorporation (MOI) is the founding document of the Meyersdal Crest Estate (and its Homeowners Association), setting the structure and governance thereof. The current document is under review and the proposed changes will be presented at the next Annual General Meeting (AGM).

We are happy to announce the completion of the MCHA website development. The objectives of the website development are:


  • To market the Meyersdal Crest Estate to potential buyers of the residential property
  • To provide important information and contact details of essential services, for efficient and effective use by residents and service providers
  • To enable the advertisement of businesses, for marketing purposes, subject to terms and conditions*

The MCHA website will be registered under the following domain:

SECURITY 

Please take note of the following important information pertaining to security within the estate:

  1. The Exit Button has been disabled to ensure maximum security within the estate
  2. Visitors/deliveries will not be able to exit the estate without an Exit Code (generated via the TAP system upon entry)
  3. Residents are to ensure that their visitors/deliveries receive an Exit Code in order to exit the estate. The effective use of the Exit Codes will enable an efficient flow out of the estate, reducing the backlog or traffic at the Exit Gate.
  4. Exit Code slips are handed to each visitor/delivery upon entry into the estate. Residents are to write the Exit Code on the slip for the visitor/delivery. The slip must be handed to the Security Guard to allow them to exit the Estate. 

MCHA would like residents to be mindful and respectful of fellow residents, visitors and deliveries and follow procedure to ensure a smooth traffic flow.

Attached please find a Pass Out Form for Domestics, Gardeners and Contractors giving them permission to exit with items as listed on the form by the resident. 

MAINTENANCE OF PAVEMENTS 

This serves as a reminder to all residents to attend to their pavements on a weekly basis by keeping them neat, tidy and free of weeds.

RAINWATER FLOW BETWEEN NEIGHBOURS 

During this season of continual rain and often concomitant floods, provision for the channelling and drainage of storm water becomes topical.


This applies to your property too, especially when your property lies at a lower level than your neighbour’s. Many residential areas are situated on slopes where many adjacent houses are built at different levels. Familiarise yourself with the current municipal bye-laws in this regard before you take matters and decisions into your own hands.


One of the bye-laws regarding storm-water channelling stipulates that if the municipality finds it unpractical or unfeasible to drain storm water from a higher stand directly to a public street, the owner of a lower-lying adjacent stand should allow such storm water to flow across his property. After all, gravity is a law of nature. It is further stipulated that the owner of the higher-lying stand from where the water is channelled across the lower-lying stand is proportionally liable for the cost of such an arrangement.


There are various ways of channelling storm water or an overflow across a designated stand to a suitable site such as a street. Municipal guidelines usually prescribe a pipeline or a drain that the owner of the lower-lying stand will have to have installed or constructed to make provision for storm- water channelling to a designated street. If the two stands are separated by a built boundary wall, it could mean that such pipeline will have to be installed underneath, along or through such wall. And, of course, it should be possible to inspect or clean such pipeline or drain from time to time and there should also be an easily accessible point of entry.


Access should therefore be granted, on condition that it is necessary and reasonable and is carried out at acceptable times and is feasible. Also make sure of the specifications for such pipelines or drainage points, whether you may appoint your own contractors or whether municipal contractors have to do the work.


Please ensure the drainage peep holes are kept clear of debris to allow the rain water to flow freely between the homes.

SOUTH AFRICA REMAINS ON ALERT LEVEL 1 

Measures to protect yourself and others: 

  • Wear a mask that covers your nose and mouth
  • Keep safe distance from others
  • Stay away from closed or crowded places
  • Wash hands regularly with soap or sanitiser 


Gatherings:

  • With proof of vaccine or negative COVID rest: no more than 50% of venue capacity and no upper limit on numbers
  • With no proof of Vaccine or negative COVID test: no more than 50%of venue capacity, with upper limit of 1,000 indoors and 2,000 outdoors
  • Social distance of at least 1 metre between people, except at schools
  • Masks must be worn for all indoor gatherings 



Funerals: 

  • Funerals are restricted to a maximum of 200 people
  • There is a two-hour limit on funeral services
  • No night vigils or post-funeral gatherings are permitted 


Mandatory Mask Wearing: 

  • Wearing a cloth mask or similar covering over the nose and the mouth is mandatory when in public indoor spaces
  • Masks are not required when outdoors

MCHA SPEED LIMIT REMINDER 

Speeding in the estate has come under the spotlight once again and we would like to appeal to all residents and visitors to adhere to the speed limit of 30km per hour and to be mindful of the children at play around the estate.
