TRICK OR TREAT 2022
We would like to thank the residents that made MCHA’s Trick or Treat a special event. This brought joy, laughter and a good time to all. Thank you, residents, for participating in this event by decorating your homes and supplying refreshments and a variety of many sweets for the children. We would like to thank Teresa Figueirra of 10 Bateleur Street for always going the extra mile and opening her home for Trick or Treat.



WATER CONSERVATION

Water Consumption. Water is our most precious resource. We drink on an average of 4 litres per day, and it is an irreplaceable of our industry and agriculture. Indeed, it is the very heart of our existence. The importance of water management has dominated human history.
MCHA STANDARD MONTHLY LEVY AND SPECIAL LEVY R1732.00 PER MONTH

The Special Levy will remain in place until the next financial year as voted by residents at the AGM in August 2022. Residents are to contact and inform Coleman Properties should they not be receiving their monthly levy statement. The day to day running of the Estate is dependent on levies being paid by the 1st of every month. The monthly levy amount is R1 500,00 plus the special levy of R232,00 giving a total amount of R1 732,00.

There are residents whose accounts are in arrears:

This is problematic for the cashflow management of the estate and defeats the purpose of what we aim to do, which is to maintain the estate in the best manner possible, keep the finances at a positive whilst building the reserve towards the targeted amount. We urge you to please bring these arrears up to date to avoid legal action. Please be reminded that the legal cost associated with pursuing this route will be for your accounts (the residents in arrears as per the Rules of the Estate and MOI), and hence we want to eliminate any and all unnecessary costs and effort by all parties, but if we have to, then we will pursue this option. In general, the MCHA Board of Directors have a better control on both the cash in and out flows and we aim to give you a more detailed update at the upcoming AGM (exact date still to be determined).
No member shall be entitled to any of the privileges of Membership unless all levies have been paid, special levy and interest thereto which may be due and payable by that member to MCHA, from whatsoever cause arising.
DOG POOP IN THE PARK

Residents are requested to pick up their dog’s poop by carrying a plastic bag or Poop Scoop. When taking a plastic bag place hand inside the plastic bag pick up the DOG POOP and turn the plastic bag inside out and place bag in the bins provided when walking your dog/s in MCHA’s park. This also applies to walking your dog/s in the streets of the Estate. Lead by example pick up your dog’s poop.
Please show good neighbourliness, respect and curtousy for others in the Estate and keep our Estate clean.
DOGS – KEEP GATE CLOSED

Residents who own dogs are reminded to keep their gates closed to avoid their dogs running out into the street/s and disturbing the residents, domestics and gardeners who are walking or jogging.
MCHA SPEED LIMIT REMINDER

Most estates are an extremely safe enviroment and have many pedestrians, children and pets on the street.
Speed limits are set low to take this into account and to create a culture in the residents to adhere to speeding. Residents need to lead by example.

MCHA DOMESTIC & GARDENERS ACCES CARDS
Domestic/Gardener Access Card Reader has been replaced with the Newer Model LK 192-1-ZA reader as the previous reader was faulty. Each Domestic and Gardeners Card will be re-activated. MCHA will be checking all the cards for correct names, addresses with ID pictures and check if they match the card. MCHA thanks the residents for their patience while sourcing the reader.

Residents to give a Pass Out Form for Domestic Workers, Gardeners and Contractors granting permission to exit with items completed by resident.

MCHA would like residents to be mindful and respectful of fellow residents, visitors and deliveries and follow procedure to ensure a smooth traffic flow.

MAINTENANCE OF PAVEMENTS

PAVEMENTS/DRIVEWAYS
Residents are reminded to attend to their pavements/driveways by cutting grass and maintaining weeds. Sweep up grass cuttings from the roads to avoid our streets looking dirty.
MAINTENANCE – ALTERATIONS AND RENOVATIONS

Approval from the Board of Directors via the MCHA Estate Manager, Brenda Mitchell.

- Paint Colours (earth colours are approved for MCHA)
- Marketing of a House for Sale
- Digging for a borehole
- Completion Dates and/or Project Timelines
- REFURBISHMENT PROJECTS MAXIMUM 6 MONTHS
PARCEL DELIVERIES – RECEIVING – SECURITY GUARDS

Security will no longer be able to except or receive parcel/s deliveries unless instructed/requested by the resident that Security may accept on their behalf. Security will not be held
liable to damage should the above request be made.
