“SPRING HAS SPRUNG

Dear Residents


Spring, also known as springtime, is one of the four temperate seasons, succeeding winter and preceding summer. There are various technical definitions of spring, but local usage of the term varies according to local climate, cultures and customs. When it is spring in the Northern Hemisphere, it is autumn in the Southern Hemisphere and vice versa. At the spring (or vernal) equinox, days and nights are approximately twelve hours long, with daytime length increasing and night time length decreasing as the season progresses until the Summer Solstice in June (Northern Hemisphere) and December (Southern Hemisphere).


Spring and "springtime" refer to the season, and also to ideas of rebirth, rejuvenation, renewal, resurrection and regrowth. Subtropical and tropical areas have climates better described in terms of other seasons, e.g., dry or wet, monsoonal or cyclonic. Cultures may have local names for seasons which have little equivalence to the terms originating in Europe.


The seven best places to see spring flowers are; The Darling District, Potsberg Peninsula, Clanwilliam, The Cederberg, Hantam Bokkeveld, Kaieskroon and Namaqua National Park, Springbok Region.

NEW BOARD OF DIRECTORS

At the Annual General Meeting (AGM), which took place on Thursday, 30 August 2022, nominations of the MCHA Board of Directors took place. It gives us great pleasure to announce the new structure:

MCHA would like to thank the outgoing Directors for their commitment to the day to day running of the Meyersdal Crest Estate.

WATER CONSERVATION

Water consumption has increased significantly that overall storage capacity has declined from 58% to 38% due to the Heat Wave and Load Shedding. Reservoirs are under strain and MCHA urges residents to monitor their water usage by refraining to use the hose pipe to clean their driveways and irrigate their gardens.

MCHA STANDARD MONTHLY LEVY AND SPECIAL LEVY R1732.00 PER MONTH

As of 01 April 2022, the MCHA standard monthly levy was increased to R1,500.00 per month per household. In addition, thereto, a special levy of R232.00 per month was introduced to build a reserve of R600,000 by December 2023. In total, the monthly payment per household is R1732,00. It was proposed and mandated at the AGM that the Special Levy will remain in place until the next financial year.

OUSTANDING LEVIES

There are residents whose accounts are in arrears:

This is problematic for the cashflow management of the estate and defeats the purpose of what we aim to do, which is to maintain the estate in the best manner possible, keep the finances at a positive whilst building the reserve towards the targeted amount. We urge you to please bring these arrears up to date to avoid legal action. Please be reminded that the legal cost associated with pursuing this route will be for your accounts (the residents in arrears as per the Rules of the Estate and MOI), and hence we want to eliminate any and all unnecessary costs and effort by all parties, but if we have to, then we will pursue this option. In general, the MCHA Board of Directors have a better control on both the cash in and out flows and we aim to give you a more detailed update at the upcoming AGM (exact date still to be determined).


No member shall be entitled to any of the privileges of Membership unless all levies have been paid, special levy and interest thereto which may be due and payable by that member to MCHA, from whatsoever cause arising. 

MCHA SPEED CAMERA 

  1. Residents voted to keep the camera
  2. The cameras were investigated, and the committee has decided not to go ahead with the purchasing of additional cameras as they are too expensive


MCHA SPEED LIMIT REMINDER

Most estates are an extremely safe enviroment and have many pedestrians, children and pets on the street. 


Speed limits are set low to take this into account and to create a culture in the residents to adhere to speeding. 

Residents need to lead by example.

SECURITY

Domestic Access Cards - All Domestic Workers and Gardeners need an Access Card to enter the Meyersdal Crest Estate – NOT NEGOTIABLE.

Pass Out Forms- Residents to give a Pass Out Form for Domestic Workers, Gardeners and Contractors granting permission to exit with items completed by resident.

Exit Codes- MCHA would like residents to be mindful and respectful of fellow residents, visitors and deliveries and follow procedure to ensure a smooth traffic flow.

MAINTENANCE OF PAVEMENTS

PAVEMENTS/DRIVEWAYS


Residents are reminded to please attend to their pavements/driveways by cutting grass and maintaining weeds.

MAINTENANCE - ALTERATIONS - RENOVATIONS

Should you be planning to repaint your home, conduct building alterations and renovations, please remember to obtain approval from the Board of Directors via the MCHA Estate Manager, Brenda Mitchell. Please remember to submit the following information:


  1. Paint Colours (earth colours are approved for MCHA)
  2. Completion Dates and/or Project Timelines

REFURBISHMENT PROJECTS MAXIMUM 6 MONTHS 

The residents proposed and mandated that the Building Levy of R5000,00 per month be debited to residents levy accounts should their maintenance, alternation and renovations not be completed within 6 month period given.
