

PETS OVER FESTIVE SEASON

MCHA kindly requests Residents ensure that their pets are properly looked after during the Festive Season. If you will be going away, pets must either be put into a kennel, or arrangements must be made for them to be looked after and fed DAILY. Pets are not to be left unattended or cause a nuisance to other Residents over the holiday period.
CONTRACTORS’ ANNUAL SHUTDOWN

The Contractors’ shutdown period for this year will be from 15th December 2022 to 9th January 2023. Contractors will not be allowed into the Estate over this period.
MOI - DRAFT
MOI – Attached please find a draft of the revised MOI for circulation to all MCHA residents for comment purposes.
The main introduction in the MOI is the formalisation of tenure for Directors. This is set at a minimum of 2 years to ensure that there's continuity. However, Directors can stay for a shorter period if there are prevailing circumstances which warrant same.
To avoid arbitrary decision making, we have also proposed introduction of a process to govern the marketing of properties envisaged for sale.
Lastly, to ensure that there is harmony, we have introduced the uniform usage of generators for both Residents and Contractors.
We will appreciate your input on these so that we may make our Estate an enjoyable Township.

MCHA PARK – REMOVAL OF GRASS

GRASS is being removed from the MCHA park as per the picture. MCHA ensures the park is kept tidy, well maintained by trimming the edges and mowing the grass weekly for the benefit of ALL Residents to enjoy the beauty and serenity of the park. The Grass in the park belongs to all the Residents in the Estate and by removing the grass is removing property that does not belong to them without permission. Grass may be purchased at various nurseries or alongside some roads in the area. May we kindly protect our communal property.
COMMUNAL DAY – BLUE CRANE STREET

MCHA would like Residents to invest and unite together to clean up the rubbish, clean the verges for the betterment of the community and the environment of Blue Crane Street. A date will be set for next year. Notices will be left on gates of the community residing in Blue Crane Street for them to join and get behind MCHA and become involved.
WHATSAPP CREATION

Creation of WhatsApp Chat Group
Several Residents have sent recommendations to the Board of Directors to create a WhatsApp Chat Group for an instant, more efficient and effective communication within the Estate. Send your vote separately to the Estate Manager through email. Should the Residents vote positively for the creation of a WhatsApp Chat Group, we will need consent from all Residents (as per the POPI act) to opt in.
MCHA STANDARD MONTHLY LEVY AND SPECIAL LEVY R1732.00 PER MONTH
The Special Levy will remain in place until the next financial year as voted by Residents at the AGM in August 2022. Residents are to contact and inform Coleman Properties should they not be receiving their monthly levy statement. The day to day running of the Estate is dependent on levies being paid by the 1st of every month. The monthly levy amount is R1 500,00 plus the special levy of R232,00 giving a total amount of R1 732,00.

There are residents whose accounts are in arrears:

This is problematic for the cashflow management of the Estate and defeats the purpose of what we aim to do; which is to maintain the Estate in the best manner possible, keep the finances at a positive whilst building the reserve towards the targeted amount. We urge you to please bring these arrears up to date to avoid legal action. Please be reminded that the legal cost associated with pursuing this route will be for your accounts (the Residents in arrears as per the Rules of the Estate and MOI), and hence we want to eliminate any and all unnecessary costs and effort by all parties, but if we have to, then we will pursue this option. In general, the MCHA Board of Directors have a better control on both the cash in and out flows and we aim to give you a more detailed update at the upcoming AGM (exact date still to be determined).
No member shall be entitled to any of the privileges of Membership unless all levies have been paid, special levy and interest thereto which may be due and payable by that member to MCHA, from whatsoever cause arising.
UNLICENSED MOTOR BIKES AND RIDERS IN THE ESTATE

Riding a dirt bike is a lot of fun, but you cannot ride your bike anywhere you want. There are laws that need to be followed and adhered to. The roads in the Estate belong to the municipality and the bylaws apply. Riding a dirt bike in the Estate is prohibited, and the Parents are urged to ensure that their children respect these bylaws.
DOGS – KEEP GATE CLOSED

Residents who own dogs are reminded to keep their gates closed to avoid their dogs running out into the street/s and disturbing the residents, domestics and gardeners who are walking or jogging.
MCHA SPEED LIMIT REMINDER

Most estates are an extremely safe enviroment and have many pedestrians, children and pets on the street.
Speed limits are set low to take this into account and to create a culture in the residents to adhere to speeding. Residents need to lead by example.

AFTER HOURS -
Permission needs to be obtained from HOA for Contractors, Removal Vans or other Service Providers to gain entry into the Estate after 17h00 as per the rules of the Estate. Kindly be reminded that it is against the Rules of the Estate for Residents to use their remotes to open for Contractors after 17h00.
EXIT CODES
MCHA would like residents to be mindful and respectful of fellow Residents, visitors and deliveries and follow procedure to ensure a smooth traffic flow.
The Residents ENTRY side is not to be used by Residents to exit the Estate. This creates chaos and is not good for the security of the Estate.
Residents are urged to be patient.

MAINTENANCE OF PAVEMENTS

PAVEMENTS/DRIVEWAYS
Residents are reminded to attend to their pavements/driveways by cutting grass and maintaining weeds. Sweep up grass cuttings from the roads to avoid our streets looking dirty.
MAINTENANCE – ALTERATIONS AND RENOVATIONS

- Paint Colours (earth colours are approved for MCHA)
- Marketing of a House for Sale
- Digging for a borehole
- Completion Dates and/or Project Timelines
- REFURBISHMENT PROJECTS MAXIMUM 6 MONTHS
PARCEL DELIVERIES – RECEIVING – SECURITY GUARDS

Security will no longer be able to except or receive parcel/s deliveries unless instructed/requested by the resident that Security may accept on their behalf. Security will not be held
liable to damage should the above request be made.
FUNCTIONS AT MEYERSDAL CREST ESTATE
With the festive season upon us, we anticipate an increase in the number of functions within the Estate. While this may be a time to celebrate with family and friends, MCHA would like to request Residents to be considerate and mindful of those wishing to use this period to rest.
Please remember the following rules pertaining to functions and events within the Estate:
- A notification must be sent to the Board of Directors and the Estate Manager, Brenda Mitchell via admin@mcha.co.za or +27 (83) 266-8713. This notification will be shared with the relevant neighbours.
- Vehicles must be parked at the respective house, as much as possible on the driveway and without impeding on the road.
- No vehicles may be parked on the driveways of other neighbouring houses, especially on the grass. Should the driveways of other neighbouring houses be used, permission must be obtained beforehand.
- All visitors are to enter the Estate using the TAP method.
- A remote may not be left at the guard house for their guests to enter the Estate.
- Should vehicles be parked outside the Meyersdal Crest Estate, a guest list needs to
- be handed in at the guard house for walk in visitors, prior to the function.
- Consideration for other Residents at all times.
- Security protocol at the gate shall be adhered to at all times.
- The occupiers of any property within the Estate shall be liable for the conduct of their visitors, contractors and employees and shall ensure that such parties/functions adhere to the rules applicable to such parties.
- Adherence to the function cut off times and bylaws is of utmost importance.
