PETS OVER FESTIVE SEASON

The turn of the calendar is the perfect time to reflect on how you grew the previous year, and plan your goals for the next. If you want to express support for your friends, family members, or associates as they tackle their own New Year’s resolution, a motivational New Year quote is the perfect message for the season.


MCHA would like to welcome back all those who went away and hope they are well rested and ready to tackle the New Year.

MOI

MOI – We thank those residents for their comments and input for the MOI to make our Estate an Enjoyable Township. We have a new draft that we will present to the AGM for approval.

MCHA PARK – BENCHES

MCHA kindly requests Residents using the park to leave the benches as they found them and not to move the benches around in the park. Residents are also requested to respect the privacy of homes of the residents alongside the park.

CHILDREN PLAYING IN THE STREETS

We would like Parents to advise their children not to play in the streets of the Estate for safety reasons. Vehicles not keeping to the speed limit will be unable to stop. Playing in the street around the top bend of Francolin Street is to be avoided at all times for their safety as well as the motorists.

PAVEMENTS AND PAVED AREAS

We would like to remind residents that the mowing of grass and weeds growing on paved areas and pavements need to be attended to on a weekly basis, where possible.

ESTATE MANAGER REMINDER

The Estate Manager, Ms Brenda Mitchell is a half day employee of Meyersdal Crest Housing Estate and her hours are from 8am to 1pm as per the contractual agreement. 


MCHA STANDARD MONTHLY LEVY AND SPECIAL LEVY R1732.00 PER MONTH

The Special Levy will remain in place until the end of the current financial year as voted by Residents at the AGM in August 2022. Residents are to contact and inform Coleman Properties should they not be receiving their monthly levy statement. The day to day running of the Estate is dependent on levies being paid by the 1st of every month. The monthly levy amount is R1 500,00 plus the special levy of R232,00 giving a total amount of R1 732,00.

MONTHLY FINANCIAL INFORMATION

OUSTANDING LEVIES

There are residents whose accounts are in arrears:


1 Resident x R7 649,00

1 Resident x R6 445,00

1 Resident x R5 693,00

3 Resident x R3 500,00

MCHA has R73 000,00 outstanding on our debtors and would appreciate residents bringing their levies up to date.

This is problematic for the cashflow management of the Estate and defeats the purpose of what we aim to do; which is to maintain the Estate in the best manner possible, keep the finances at a positive whilst building the reserve towards the targeted amount. We urge all defaulters to please bring these arrears up to date to avoid legal action. Please be reminded that the legal cost associated with pursuing this route will be for your own accounts (the Residents in arrears as per the Rules of the Estate and MOI), and hence we want to eliminate any and all unnecessary costs and effort by all parties. However, we will pursue this option if we have exhausted all other amicable avenues to resolve the non-payment of levies. In general, the MCHA Board of Directors have a better control on both the cash in and out flows and we aim to give you a more detailed update at the upcoming AGM (exact date still to be determined).


No member shall be entitled to any of the privileges of Membership unless all levies have been paid, special levy and interest thereto which may be due and payable by that member to MCHA, from whatsoever cause arising.

MCHA SPEED LIMIT REMINDER

Most estates are an extremely safe enviroment and have many pedestrians, children and pets on the street at any given point in time. 


Speed limits are set low to take this into account and to create a culture in the residents to adhere to speeding. 

Residents need to lead by example, and consequently advise their visitors of the Rules of the Estate.

SECURITY

Residents are urged to report any incidents immediately to the Guard House or Estate Manager. The Guard House number is 076 878 4836. The Guards have a panic button and Protective Force Security will send out their patrol vehicle to assist in the problem. Do not wait until the following day to report any incidents. Please capture this number in your mobile phone/s in case of emergencies.

EXIT CODES

We would like residents to be mindful and respectful of fellow Residents, visitors and deliveries and follow procedure to ensure a smooth traffic flow.

The Residents ENTRY side is not to be used by Residents to exit the Estate. This creates chaos and is not good for the security of the Estate.


Residents are urged to be patient at all times.

DOMESTICS - GARDENERS

Please ensure that your employee/s have an access card to enter the Estate.

Contractors are to leave their ID Documents or Passports at the Guard House. The Contractors will be given Temporary Access cards. Their documentation will be returned to them once they have handed in their Temporary Card when exiting the estate.


Application forms for new access cards may be retrieved from the Guard House. MCHA kindly requests 2 X CLEAR ID COPIES to be attached to the application form. Once the access card has been activated the Estate Manager will inform the resident via email that the card may be collected from the Guard House.

‘NO CARD, NO ACCESS INTO THE ESTATE”.


Please advise the Estate Manager if your domestic/gardener is no longer employed by yourself for security purposes.

MAINTENANCE – ALTERATIONS AND RENOVATIONS

Approval from the Board of Directors through the MCHA Estate Manager, Brenda Mitchell. 

Submit the following information:

  1. Paint Colours (earth colours are approved for MCHA)
  2. Digging for a borehole
  3. Completion Dates and/or Project Timelines
  4. REFURBISHMENT PROJECTS MAXIMUM 6 MONTHS 

PARCEL DELIVERIES – RECEIVING – SECURITY GUARDS

Security will no longer be able to except or receive parcel/s deliveries unless instructed/requested by the resident that Security may accept on their behalf. Security will not be held liable for damage or theft to any parcel should the above request be made.

ROCK RABBITS

With regard to the Rock Hyrax or Dassies as they are more commonly known, we want to bring the following to the attention of our residents. 


While it is a problem, that most (if not all) residents experience within the estate we have to understand that the problem does not emanate in our estate. These animals reside within the Eco estate and they come into our property and will continue to do so. They are capable of scaling any wall, electrified or other with ease and as such we have no effective way of keeping them out of our property.


This is the reality of living next to the Eco estate. The problem can only effectively be dealt with from Eco estate. 


We only have the park land in which to setup traps for catch and release. However, it is the view of the directors that this will not be an effective or cost-effective tool to curb the population of the Dassies. Setting traps within the gardens of home owners is not a task which fall within the duties and tasks of the directors. Should home owners wish to do so, they can get in touch with Brenda, who will gladly provide them with details of the people that provide this service. The costs associated with this will be for the owners and not of MCHA.

In the interim the directors of MCHA undertake to task Brenda to communicate with eco estate to enquire if they have any plans in place to deal with these Dassies and this will be communicated once we have an answer. 



It must be noted that under no circumstances are residents allowed to poison these animals, as this will cause havoc within the eco system that surrounds us. Birds of prey, yellow mongoose, dogs, cats etc all living within our estate and the Eco will fall prey to secondary poisoning as they will certainly prey on these carcasses.
